Why spray foam is a problem for lenders

Many mortgage lenders and equity-release providers now refuse to lend on homes with spray foam in the roof, because it can hide timber defects and trap moisture, making the roof impossible to inspect. If you've been told your spray foam needs to come out before you can sell, remortgage or release equity, you're not alone — and we can help.

The issue

Why closed-cell spray foam causes survey failures

Closed-cell spray foam is rigid and sticks hard to the underside of the roof. The trouble is that it covers the roof timbers completely, so a surveyor can't inspect them for rot, damp or defects — and it can trap moisture against the timber, causing the very problems it hides. Because of this, lenders increasingly treat a spray-foamed roof as un-mortgageable until the foam is removed.

How we remove it

Removing closed-cell spray foam is skilled, careful work — it has to come off without damaging the roof timbers or felt beneath. Our team removes it thoroughly, cleans down the timbers so they can be properly inspected, and clears all the debris away. The result is a roof space that's back to a condition surveyors and lenders will accept.

  • Complete removal — not just a partial scrape, so the roof passes inspection.
  • Timbers left clean and inspectable — exactly what surveyors need to see.
  • All debris cleared — we leave the loft tidy.

Re-insulate properly afterwards (optional)

Once the foam is out, your loft needs proper insulation to keep the home warm. As an optional add-on, we can re-insulate the loft floor with fresh insulation rolls laid to the recommended 270mm depth — the correct, lender-friendly way to insulate a loft, and a world away from spray foam.
